The dorms are run down and cramped (unless you have a new building, maybe) and if you have a residence deficiency, maintenance will take almost six months to fix something. Plan your four year degree plan/class schedule because your deans/counselors will not be very involved to help. Bring wardrobe for winter and be prepared for sneezing and allergies in the Spring with the pollen and the dust in residence living. Club culture at Georgetown University is competitive and exclusive, so maybe don't get involved in it.

Be prepared for information overload and exceptional opportunities. There is so much to do, so many people to meet, so little time. For international students, the application process is similar to many others in the US system however GU is unique in the holistic approach to the individual. Ensure also your finances are sufficient as there is no financial aid for non-US citizens and very limited scholarships.

In college tours, I'm sure every school you go to says that their small class sizes let you get to know professors. The important thing to remember is that even though Georgetown definitely has small classes, it's up to you to reach out to your professors and contact them - they'll always be thrilled to chat with an interested student, but if you wait for your professors to reach out to you you might miss opportunities for research, information, or just a friendship.
